And... Zelenskyy in response to that WaPo story said Ukraine would give up joining NATO in order to get all its territory back. He's not going to agree to giving up land for "peace" in part because Ukraine gave up nukes for security guarantees and then was invaded. Twice.

There are other (and possibly "better") treaties that can be written outside of the NATO context. Ukraine obviously realizes that in the future it is going to need enough military power of it's own to keep Russia out of Ukrainian territory. That isn't going to be easy to do. Details are TBD.
